17 Seabring Street
BROOKLYN, NEW YORKBrooklyn Hotel Group (BHG) acquired an 81 room Comfort Inn hotel in Red Hook, Brooklyn in 2016. The Comfort Inn was underperforming and not a good βfitβ for an area that is quickly becoming a destination for tourists, individuals and new families looking for an authentic Brooklyn neighborhood. BHG repositioned the hotel brand, management team and design of the property into the Lodge Red Hook hotel. The Lodge Red Hook is a local contemporary select-service boutique hotel which serves the community and guests in a more sophisticated hospitality venue that incorporates the energetic elements of Red Hook. The new hotel features select amenities and complimentary breakfast which are crafted locally. These efforts have further enhanced the alignment of the property with the surrounding neighborhood. All sectors of hotel performance have benefited from this rebranding and repositioning.

434 – 438 Albee Square
BROOKLYN, NEW YORK434 -438 Albee Square, is an assemblage of three adjacent lots acquired by BHG for the development of a 220 room Hotel, 100 seat restaurant and accompanying rooftop bar & lounge. The site, which is adjacent to the City Point development, is located on the west side of Albee Square between Willoughby and Fulton Streets. The 60β x 116β lot consists of approximately 6,949 square feet and is zoned C6-4.5/DB. As-of-right, the zoning allows for approximately 83,388 buildable square feet. Lots 436 & 438 Albee were acquired in December of 2013. 434 Albee was acquired in May of 2014. The acquisition cost for the three lots totaled $14,100,000 or approximately $169 per buildable square foot. The property was sold in December 2014 in an unsolicited transaction for $30,000,000, or approximately $360 per buildable square foot, reaching a new sales record at the time for the Downtown Brooklyn.

229 – 231 Duffield Street
BROOKLYN, NEW YORK229-231 Duffield Street, is an assemblage of two adjacent lots, designed and built as a 19 story, 128 room Hotel, 50 seat restaurant and accompanying rooftop bar & lounge. The 44′ x 100′ lot consists of approximately 4,400 SF and is zoned C6-4.5/DB. As-of-right, the zoning allowed for the ground-up construction of 54,216 buildable square feet. This project was designed and completed in 2012 under the guidance of BHG Principals Gregory D. Atkins and Daniel Reznik, while with V3 Hotels. This hotel was designed as an independent brand, which was later sold and re-branded as Hotel Indigo – Brooklyn.

237 Duffield Street
BROOKLYN, NY237 Duffield Street, is an assemblage of two adjacent lots, designed as a 27 story, 186 room Hotel featuring a 2,150 SF rooftop bar & lounge along with 3,500 SF of ground floor retail space. The 80′ x 100′ lot consists of approximately 8,000 SF and is zoned C6-4.5/DB. As-of-right, the zoning allowed for 89,904 buildable square feet. This project was designed in 2009 under the guidance of BHG Principals Gregory D. Atkins and Daniel Reznik, while with V3 Hotels. Originally planned as a Hotel Indigo, the project was later re-designed as a residential building.
